Revised plans for a 350 Doyle residential tower.

The development at the center, proposed for the former Kelowna RCMP squad, is getting higher.

The revised plans were sent to the city for 350 Doyle Avenue, pushing the building from 13 floors to 25. The taller design is thinner than the original, which received some repulsion from the neighborhood because of its mass.

“Although the previous 13-storey shape of a medium-rise building was generally well received, concerns were also expressed about the impact of the building’s shape on public spaces on the ground floor and neighboring properties, where shadows and views were also affected,” Apelt said. The developer says they have worked with “guidance” from the city of Kelowna on the new, thinner building, which they say “creates a greater sense of openness for both Doyle Avenue and the proposed extension of Kelowna Art Walk.”

The previous plan included 316 rental units, a figure that falls to 259 units in the new design. The new project includes 209 parking spaces for vehicles – which meets the requirements of the regulations – and 305 parking spaces for bicycles.

Small shops, restaurants and cafés are also planned on the street level.

The 6,000-square-foot cultural space, or Kelowna Arts Hub, will move to the extension of Art Walk in the open air, which developers say will be “a flexible and active world-class public space that provides year-round opportunities for a variety of events.”

Revised building permits and building deviation permits will be returned to the city council for consideration at a later date.

The city of Kelowna leases the $ 350 million property to the developer for a 99-year term worth $ 7 million.
